A Certified Inspector is required to take samples of suspected asbestos containing materials in New York State. NYS Code Rule 56 requires all workers and building owners to perform an Asbestos Survey to determine the materials being impacted by changes to a structure. If a building has already been damaged by circumstance, an inspection is required to determine the extent of the damage and if it involves hazardous materials. Life Safety Services Inspectors follow strict professional standards, we are certified and trained to identify suspect Asbestos Containing Materials (ACM) that may be present in your Rochester home or commercial building.

Life Safety Services Asbestos Procedure

  • Asbestos Testing - Samples taken to a local lab for analysis, a report will be given to the client with the results.
  • Building Surveys - Surveys are performed either on a room by room, or an area by area basis. Information provided for quantity, condition and location.
  • A detailed Survey Report is generated from the field data. This report shows the location, condition and types of asbestos and also includes a detailed list of all samples taken both positive and negative.

Asbestos: Residential & Commercial Real Estate Transactions

General building inspections do not cover asbestos and nearly all general building inspection reports have disclaimers that exclude hazardous materials. Some building inspectors may have taken some asbestos courses, but most do not possess an “Asbestos Consultant Certification” that New York State requires for sampling or making assessments of asbestos.

Asbestos Testing During Renovations & Demolition

As a general rule- Buildings or structures for which original construction commenced on or after January 1, 1974 are exempt from testing if you can prove the structure is without hazardous materials. Unfortunately countries like Canada continue to mine the natural material and create products today that contain asbestos. In some cases, even structures built in the early 90’s are found to contain asbestos. In almost every case when you try to obtain a permit for your project, you will be asked for a Building Survey regardless of the structures age.
